Pricing a Dovercourt home

Which sales fit
your property?

Start with homes similar to yours, then look closely at what a buyer would experience on each visit.

The street and the lot

Dovercourt’s winding streets and lanes were laid out around its school and community league. When comparing two similar homes, check the road each fronts, how the garage is accessed and how much usable yard the lot provides.

The house and its condition

Much of Dovercourt was built from the late 1940s to 1960. Two homes from that period can have very different roofs, windows or heating systems. Dates and receipts help an agent explain those differences to a buyer.

The comparison set

For a detached bungalow, start with recent detached sales of similar size and condition. A row home calls for its own comparison set. Ask which sales support the suggested range and why each one was included.

Before you list

Your seller checklist.

Before booking a contractor or choosing a listing date, gather the details that make a pricing conversation useful.

Gather the property records

Pull together your assessment notice, any available floor plans, renovation permits and recent invoices. Note the year of each major replacement and which documents you have.

Walk the home as a buyer would

Start at the street, walk to the front door, then visit the basement, yard and garage. Write down anything you would ask about at a showing, from garage access to a past repair.

Decide what to fix first

Separate repairs already needed from optional cosmetic work. Bring quotes for any larger project and ask how selling as-is compares with completing the work before photos.

Choose a workable timeline

List your preferred moving date, any purchase you need to coordinate, and when the home can be ready for photos and showings. Use those dates to work backwards to listing day.

A common seller question

Can I use my assessment as my list price?

Edmonton’s assessment estimates market value as of July 1 of the previous year. For a listing decision today, an agent can review more recent comparable sales alongside your home’s current condition. Bring your notice and ask what accounts for any difference.
